This River Villa Pererenan is located on a 460 square meter land, ensuring ample space for guests to have a spacious area for fun. The River Villa consists of 2 separate buildings.
Building A features the main entrance door leading to the living room area, kitchen, and dining area on the first floor. The living room area is equipped with sofas and a movie theater setup, plus a sunken lounge area for additional space to hang out with the whole group! It also includes a dining area and kitchen area. There is a staircase leading to the second floor of Building A, where the first and second bedrooms are located. The first bedroom comes with an ensuite bathroom (shower room). The second bedroom is equipped with a king-size bed and a working desk, along with an ensuite bathroom with a bathtub.
Building A and B are connected on the first floor, allowing guests to pass through the beautiful outdoor garden area. On the first floor of Building B, there is the third bedroom, furnished with a king-size bed, a working desk, and an ensuite bathroom featuring a semi-outdoor bathtub and shower. As you step out of the third bedroom, you will encounter the stunning private pool, along with swings, a bar table, and a lounge area, perfect for hosting small gatherings by the pool. This spot is ideal for creating memorable moments!
There is a spiral staircase that leads you to the second floor of Building B. On this floor, you will discover two bedrooms, each featuring a king-sized bed with a working desk and a balcony furnished with armchairs, allowing you to enjoy views of the ocean and river. Each bedroom also has its own bathroom with a shower.
From this second floor, another spiral staircase leads you to the rooftop area of the villa. The spacious rooftop area is equipped with a bar table, a relaxation area with an outdoor dining table and chairs. Indulge in the splendor of the perfect sunset while reveling in breathtaking ocean views, ideal for hosting intimate cocktail gatherings that will etch unforgettable memories.

This villa comfort to accommodate up to 10 people. With 5 spacious bedrooms, each featuring a sumptuous king-size bed, our villa offers the ultimate in relaxation and privacy.
BEDROOMS:
Relax in our luxurious 5 bedrooms, each featuring a plush king-size bed and an ensuite bathroom. Enjoy a soothing soak with bathtubs available in select rooms. Please contact for more detail about the bedrooms layout
LIVING AND DINING AREA:
Experience ultimate comfort and entertainment at our luxurious villa, featuring a cozy enclosed living room that boasts a movie theater screen and sunken lounge. The indoor dining area, complete with a spacious dining table. Enjoy modern amenities including air conditioning and a ceiling fan. Perfect for a place to gather around.
KITCHEN:
The fully equipped kitchen offers everything you need to create delicious meals, featuring an extensive selection of pots, pans, serving dishes, platters, and a tea pot. You'll find plenty of cooking knives, as well as forks, spoons, knives, and plates to accommodate the entire family. Enjoy complimentary coffee, tea, salt, sugar, and drinking water, all provided for your convenience.

1. Check-in time is after 3 PM and check-out time is before 12 PM. Early check-in and/or late check-out request is subject to the availability and is subject to an additional charge.
2. Guest is not allowed to remove or modify any furniture or fixtures in the premises, including but not limited to moving, painting, or drilling the walls, without any written permission from us.
3. Guest is solely responsible for their valuables. Please keep all your valuables in the safety box. We are not responsible for the loss of personal belongings and/or valuables of the guest(s) whether they are in or not in the premises. Please also check your belongings upon departure. We are not responsible for items left behind upon departure, however, we can help to send them to your address with the shipping and handling fees at your cost.
4. We are not responsible for any personal injury, accident, and/or illness of the guest while in the premises.
5. Please turn off the AC, fan, and lamps when you leave for the day.
6. Guest is not allowed to smoke and/or vape in indoor space (bedroom, bathroom, indoor living room, indoor kitchen). Smoking and/or vaping is only allowed at outdoor space. Kindly use ashtrays and rubbish bins to keep the space clean and tidy at all times without any litter, cigarette ash, and/or cigarette butts.
7. Please refrain from making noise past 10 PM. Any special events or occasions are at an additional fee depending on the scale of the event. Neighbourhood noise regulations enforced by local Banjar, if you experience any noise disturbance caused by neighbours immediately inform the villa manager, he will contact authorities on your behalf. Please remember that music and construction noise is allowed during the daytime and it is beyond our control.
8. Guest is responsible to refund any damage to the property. Please treat the premises and furniture as if you would your own. The property is to be left in a condition equal to when the guests arrive. Any breakages will be charged based on the replacement value. A charge of USD 25 will be added for lost or stolen keys.
9. Guest should not perform any illegal activities on the premises that violate the local law and/or the laws of the Republic of Indonesia. If we observe any suspicious activity on the premises, the police will be informed to perform further investigation. It will also be resulting in immediate eviction of the guest, forfeiture of all amounts paid including the deposit, plus damage fine of IDR 5,000,000,- (five million Rupiah).
10. Please report any dysfunction of the equipment or any other problems immediately directly to villa staff as soon as you detect it. We will send engineering to fix this immediately. Villa manager contacts are provided in your booking confirmation.
11. Keep in mind that some properties are with open-air living rooms and it is located in a traditional village with a tropical climate so don't be surprised by some occasional insects like geckos or mosquitoes, frogs, unusual smells, noise from dogs and roosters, etc. Please inform the villa staff if you need any assistance with those issues.

Before making a booking, here are some additional details to take note of:
- Check-in time starts at 15:00. Please plan your arrival accordingly.
- Check-out time before 12:00.
- A security deposit, known as a bond, is required from guests. This deposit should be prepared and handed over to the villa manager upon check-in. The security deposit serves to cover any potential damages or losses that may occur during your stay. The full amount of the deposit will be refunded upon check-out if there are no damages or losses detected. The amount of security deposit will be informed in message.
- If you have any special requests, please inquire and communicate them in advance. This will allow us to make the necessary preparations and ensure your needs are met during your stay.
